The Inspiring Investment is seeking a Construction Manager who will plan, direct and coordinate the construction/re-construction of residential properties purchased by the Company. Projects managed will range from simple updates to major renovations to tenant-turns. The Construction Manager would be responsible for ensuring quality standards, costs and schedules are met for each home from start to finish and will be directly managing trade partners. Skills and Experience Required
•Strong construction background
•Strong knowledge of municipal permitting and regulations
•Strong knowledge of building codes
•Strong ability to read and interpret engineer drawings
•Ability to manage the re-construction process of multiple homes, simultaneously in a fast-paced environment
•Ability and experience in managing trade performance
•Troubleshooting skills
•Ability to control cost overruns and manage a budget
•Strong knowledge of application based programs
•Basic computer skills
•Proficient in job site safety regulations
•Proficient in the use of app based programs (iPhone apps, slack, google docs + sheets)
•Be proficient in english (ability to speak Spanish is a plus)
•Production builder experience and re-construction experience is ideal

Summary of Position Requirements

Assists in creation of a scope of work, contacts and supervises trade partner’s work, and maintains the overall job site cleanliness. Works with team to share feedback and improve planning activities, including, but not limited to:

Job Duties

•Conducts a pre-construction walk through with Supervisor to create a complete scope of work per house.
•Contacts, schedules and supervises daily trade partner activities in accordance with job schedules
•Delegates work to trade partners
•Walks job sites daily, performing necessary tasks to keep the project on time and on budget
•Oversees the construction, inspection and scheduling of the entire home using inspection forms, plans and procedures from start to finish.
•Ensures job site cleanliness and safety compliance as required by State & Federal guidelines
•Provides vendor coaching and collaborates with trade partners throughout construction process to improve quality and efficiency
•Provides trade partner feedback to the immediate supervisor concerning the trade partner’s timeliness and attention to detail
•Reviews budget status each week with Lead Project Manager.
•Maintains accurate and orderly records for all documentation: change orders, purchase orders, receipts, lien waivers, etc as required.
•Uploads documents and files to Dropbox per procedure
•Performs material take-offs, materials management, budget accuracy
•Validates schedule progression and adherence
•Inspects/validates workmanship and product quality to conform to Company standards.
•Assists in resolving issues/conflicts related to daily construction activities (e.g., vendor contracts, work orders, job progress, design)
•Authorizes payment for materials received and work completed
•Ensures trade partner work is completed on time and within defined standards for quality
•Collaborates with Lead Project Manager for Process Improvement
•Provides feedback and assist in development of system for improved trade partner scheduling, notification and invoice approval
•Approves all trade partner invoices upon satisfactory completion of the job and approve all deliveries for quantity and condition
•Inspects and ensures that work is in compliance with City/County/State requirements and building codes
•Attends construction meetings as scheduled
•Performs final walk-throughs for market-ready homes.
•Reports on a regular basis to Supervisor
•Other duties as assigned: Postings, Notices, etc…
